Costs for residence ranges from $9,000 to $14,500+ plus meal plan for the academic year. These prices are subject to change for the 2027-2028 academic year.

We do not guarantee residence for first-year students. When offering a space in residence, TMU gives priority to first-year students traveling the furthest distance away from our campus. In other words, TMU prioritizes residence applications by year of study and by distance from campus.

You can complete a residence application form once you have an active Offer of Admission to TMU. The first round of residence offers are made in mid-June. Offers continue to be made throughout the summer and into the academic year until the waitlist is exhausted.

The Off-Campus Housing Office helps TMU students to navigate the housing and rental market in Toronto. They have resources and tools to help you with your search from start to finish.

First-year students are welcomed to TMU each year through our Orientation events. This mix of academic and co-curricular activities is designed to help you find your unique TMU community. While getting to know your way around campus and learning more about your program, you'll also connect with other students and find out about the resources available to support your success.

The Career, Co-op & Student Success Centre offers you relevant career development support. We deliver equity-focused and inclusive programs and services that cover your journey from your first year at TMU through to graduation into your career.

All TMU students are automatically members with access to our recreation facilities, programs and services. Through our campus fitness centres - the Recreation and Athletics Centre, Mattamy Athletics Centre and Kerr Hall West Gyms - and various campus initiatives, you'll have access to safe, inclusive spaces where you can engage in a wide range of physical activities. Being physically active benefits your academic performance and your wellbeing, and you'll make connections to others in your community. TMU Libraries offer an extensive collection of academic resources to help you find relevant and credible information you can use in your coursework. You can also stream music and videos from various collections, and access technology including desktop computers and laptops, microphones, cameras, 3D printers, knitting machines and more.

Academic Accommodation Support (AAS) at TMU provides student-centred services and supports to students with disabilities according to the Ontario Human Rights Code to facilitate academic success and to create inclusive learning environments.

Students can obtain confidential career, academic, and personal counselling at the Centre for Student Development and Counselling. TMU also offers a Medical Centre providing patients with a wide range of health services including physicals, mental health assessments, assessments for common medical problems, immunizations and medical certificates.
